As first time homebuyers, we thought we were totally in over our heads with buying our dream/forever home. Stephen Theard is very diligent, honest, and has a strong work ethic. Whenever I called or messaged him he responded immediately with an answer or to let me know when he would be able to call me back. He noticed small details about the properties that would cost money to fix or affect resale value. We chose the house we bought based on his recommendation. He was willing to drive three hours to Antelope several times to look at properties and be present for inspections, walk-throughs, etc. I purchased an investment property this time, but I hope to work with him again to purchase my dream home in Santa Clara County. I recommend him to everyone who is not happy with their agent/broker.

I decided to go with Stephen based on his credentials and his exposure to the area I thought would have the best potential for a buyer. My first meeting with Stephen, we connected right away and he understood the kind of buyer that was needed. Even though he had not sold many properties in my area, he was up to the challenge and gave it the same attention I imagine he gives all his clients. He was realistic and explained what the possibilities were. Market analysis was on point and, in the end, I got my asking price within 15 days of listing. I felt that we were a team and he respected my judgement. He is thorough and explains things clearly. Never dismissive or condescending. All in all, if I were looking to buy or sell a property in the area again, Stephen would be my agent!

This house search was an epic tale of changing and psychotic market conditions, many attempts, and a lot of learning. What we wanted was extremely difficult to find: an affordable house in the right school district that sits in the middle of redwoods and yet also gets enough sun for solar panels. A real unicorn. Well, Stephen patiently and steadfastly stood by us through a year and a half of this search, and we got our unicorn in the end. Stephen gets the highest recommendation I can give.
